+Fully furnished rooms with bed, desk, chair, wardrobe and bedside table.
+Smart home: fingerprint locks, smart doorbell, app-controlled lighting & air-con, ceiling fans.
+Includes robot vacuum, treadmill, PS4, board games, and a large walk-in pantry.
+Safe & secure with cameras outside and inside common areas.

Rent & Utilities
+Rent includes bills and internet (fair-use policy).
+Couples: +$50/week for utilities.
+Washing machine/dryer use: daytime only to save energy and noise.

Cleaning & Comfort
+Keep your room and shared areas clean (kitchen, bathroom, living room, yards).
+Deep cleaning roster shared fairly.
+No smoking, drugs or parties. Guests are welcome with notice.
+Ducted air-con for heating/cooling (no portable heaters allowed).

Contract
+Start with a 1-month trial; if both sides are happy, we’ll extend.
+A written contract will be provided after inspection and discussion.
+2 weeks bond (lodged with CBS SA).
